  • This is not about telling you what you must do or follow. These particular minutes we will invest together, are about to let us know your purpose and expectations as an investor or a vacation home buyer. But not only. We will expand the discussion on how the market does actually work in Albania, the types of properties, what kind of properties are proven to work and what not that efficiently, ownership procedures, property management, capital allocation and more based on your context.   • By understanding correctly and evaluating your investment and purchasing conditions and motivation, we are clear about setting up a proper customized real estate Investment Plan. No complications. By plan, we mean a clear process of searching, filtering, evaluating, selecting, reviewing the properties and dealing with all the procedures needed for the investor.

  • Well, what do we mean with ‘in’ and ‘out’??

    One of the components of our successful investments is Network Leverage. Network is created on two simple basics. First, on a couple years of work, and secondly but not least, trust. As we work with sellers as well, we have always been correct with them in regards to the entire process of the sale. For some reasons, there are properties that can be OUT-OF-MARKET but we tend sometimes to have that information. Another example of that, would be that we happen (in very specific deals) to make offers for properties not yet fully agreed by the owner for sale. But, it depends on the context.

  • We use our framework to optimize the process of analyzing and selecting the proper alternatives. We deal with owners directly, but also Real Estate Agents (if the case). The important thing for us is to have the right information, and structure down every detail in order to make an efficient selection. Property analysis is made in two ways. Versus the market and versus the property itself. What does the property offer and how is that perceived in the market?

  • We prepare the presentation of the alternatives for you as an investor or vacation home buyer, and discuss the pros and cons of each of them. When we have agreed on continuing with at least one of the alternatives, we move on to the next step, negotiation plan.

  • Well, if we would say this is easy, it would not be the truth. Negotiation is another link of the entire chain. We can be at the final step, but that does not mean it is going to be a successful deal. As we are aware that negotiation is also a matter of cultural perceptions including here biases as well, we make sure to have a plan before entering into discussions. You will not be worried about it. We will handle it.

  • After a successful negotiation there is the agreement. We prepare the Reservation Agreement that will protect you as a buyer to make sure the property will NOT be valid anymore in the market, till a certain date that we have agreed to be present at the notary office for signing and completing the purchase.

  • We co-draft the contract with the notary office and make sure everything consists as we have agreed upon.

    We make sure all the ownership docs are updated (no costs for you).

    We deal with the bank/s for the fund transfer and the full transfer of ownership process.

    If the property is under construction, the Purchasing Contract needs to be submitted at the State Cadastre Agency, a procedure that’s handled also by us at our costs.

  • We offer the opportunity to exclusively furnish the property you just purchased, based on your preferences. This will come at some extra costs but absolutely worth it. Do not overspend, save time, stress and focus at what you do best. We will deliver the property absolutely ready for your vacations and rental purpose.

  • If you want to leverage your property and get passive income from rent, we make a proper customized plan on optimizing it efficiently at the lowest risk. You will be explained how it will work.

    Your property will join our investor's portfolio of properties under our management.

  • In case you as the investor would request to exit a particular property, we can assure you with confidence that within 3-10 months (depending on the property) you will have the money in your bank account. We deal with all the papers.
